Project Description

Gates Family Foundation participates in the Regional Transit-Oriented Development Fund (TOD Fund) as a high-leverage opportunity to impact land use, transportation, and smart growth within the Denver metro region. As an early investor in the TOD Fund, the Foundation also has helped to encourage the participation of other local and national investors.

In 2013, Gates Family Foundation approved a PRI commitment of $1 million to the TOD Fund, which was supplemented by an additional commitment of $250,000 in 2016. These funds are available to be utilized as project loans are approved, with interest of 2% paid quarterly to the Foundation on all outstanding balances.

The TOD Fund is managed by the Enterprise Community Loan Fund, a national $13 billion affordable housing and community development fund.
